$1,000,000 Personal Liability
If a resident is found to be responsible for causing damage to the building or another person’s property (for example, if a resident accidentally started a fire in their room) or bodily injured another person, the person will respond up to pay legal expenses and compensatory damages for which they are found to be legally liable.

Each resident will be provided with coverage to protect the contents in their room and other personal belongings worn or used by the resident on- and off-premises up to the limit you select – subject to a fire, theft, or water damage with any claims to be settled on a “replacement cost” basis, i.e. without deduction for depreciation.
$4,000 Additional Living Expenses
If as a consequence of an insured loss the residence room is unfit for occupancy or a resident has to move out of their suite while repairs are being made, the policy will pay the increased expenses, up to 20% of your property limit, incurred by the resident to obtain temporary housing. If a resident has to move to a hotel for a few days while the room is being repaired, these additional costs would be covered and if required, increased food costs for restaurant meals.

A $20.75 monthly fee is added to your Resident Portal ledger on the 1st of each month to cover the cost. You can opt out at any time by submitting valid third-party proof of insurance using the link in your move-in emails.

Frequently Asked Questions
How do I opt-in to the group insurance program?
No action is needed! Each tenant is automatically enrolled in the building's group insurance program. If you have an existing tenant insurance policy, you can opt out at any time by submitting your own proof of coverage.
How do I pay for the group insurance program?
A $20.75 monthly fee is added to your resident portal ledger on the 1st of each month to cover the cost.
I have my own insurance, how can I opt out of the group insurance?
You can opt out at any time by submitting valid third-party proof of insurance using the link in your move-in emails, or by emailing your proof to sherpa@summitcover.ca.
When do I make my first payment for the group coverage?
Your first charge depends on which part of the month you move in:

Move in between the 1st and 15th → you'll be charged on the 1st of the following month.
Example: If your lease starts September 1st–15th, your first charge will appear October 1st.

Move in between the 16th and the end of the month → you'll be charged on the 1st, two months ahead.
Example: Move in August 20th → your first charge is October 1st.
Because of how billing is timed, you'll be charged for one fewer month than your lease length — for example, 11 charges on a 12-month lease. One month of your coverage is provided at no cost.
